Title Insurance Information pertaining to Lower Merion Township:
It used to be necessary for the title company to register the original deed with Lower Merion Township prior to recording the deed with Montgomery County. Although this requirement is no longer in place Lower Merion still requires that a Real Estate Registration form be used to register any changes in ownership or the legal description. The Real Estate Registration form should now be used to register the change. The fee to file the Real Estate Registration Form is Ten dollars ($10.00).
Pursuant to handling the title insurance on any purchase transaction in Lower Merion Township a Property Resale Certification and Smoke Detector Affidavit are required. The only exemption to this Certification is tax-exempt sales.
