Montgomery County Title QuoteAre you purchasing or refinancing a home in Montgomery County, Pennsylvania?

Don’t let the biggest investment of your life be jeopardized by not having the proper Montgomery County title insurance coverage at settlement!

We are a Pennsylvania Title Insurance Company providing independent 3rd party title services to home buyers. Let us look out for you!

And our in house real estate attorney will review your title and mortgage documents with you at NO additional cost!!

HOME BUYERS HAVE THE LEGAL RIGHT TO CHOOSE YOUR TITLE INSURANCE COMPANY!

A federal law called the Real Estate Settlement Procedures Act (RESPA) entitles the individual homeowner to choose a title insurance company when purchasing or refinancing residential property. Typically, homeowners don’t make this decision for themselves, instead relying on their bank’s or attorney’s choice; however, the homeowner retains the right. RESPA makes it unlawful for any bank, broker, attorney or seller to mandate that a particular Montgomery County title insurance company be used. Doing so is a gross violation of federal law and any person or business doing so can be heavily fined or lose its license.

Another reason to choose World Wide Land Transfer as your Montgomery County Title Insurance company is that we will be a true independent 3rd party to your transaction. We are not owned or operated by your real estate agents firm or your bank. This eliminates the chance of conflicts of interest between your title insurance provider and the referral source (realtor or bank).

REAL ESTATE TAX SALES
In accordance with the Tax Sale law, the Tax Claim Bureau is able to sell parcels in one of four ways:

1)         Upset Sale
2)         Private Sale
3)         Judicial Sale
4)         Repository Sale

(1)
The Upset Sale is scheduled each September and includes those parcels whose taxes, from two years earlier, remain unpaid or other specified conditions exist.  Properties scheduled to be presented for Upset Sale are advertised in two newspapers and the Montgomery Bar Association journal within two months of the sale.  Purchasers of property at the Upset Sale assume responsibility for all liens on the property.

(2)
A Private Sale can occur after a property has been exposed but not sold at an Upset Sale.  An interested buyer submits a written bid to the Tax Claim Bureau.  The Bureau then decides whether or not to accept the bid.  If accepted, the bid is advertised in a newspaper and the Montgomery Bar Association journal.  Any one objecting to the sale must petition the court within 45 days to disapprove  the sale.  As in the Upset Sale, purchasers of property via the Private Sale assume responsibility for all liens on the property.
(3)
A Judicial Sale is held at least once each year and can include only  those properties that have been exposed but not sold at an Upset Sale.  After advertisement, notice to owners and lienholders, etc., the parcels are presented free and clear of all liens.

(4)
Properties that are exposed but not sold at a Judicial Sale are placed in a Repository for unsold properties.  Any bid on a Repository Property must be approved by all taxing districts where the property is located (i.e. township, borough, county, school).
